Investment Mortgage Options

Principal & Interest vs. Interest Only

Interest only investment loans have been common for years, however with recent pressure from the Government to lenders to reduce their exposure to interest only loans, they are becoming more difficult to secure and often attract higher interest rates.

Interest only loans are not offered by every lender, and those who do offer interest only, may have a much higher interest rate.

Offset or No Offset Account

Often a good long-term strategy for an investment property is to secure a principal and interest loan on a 30-year term with an offset facility.

Extra funds are accumulated in the offset account, but are not used to pay down the loan meaning the accumulated funds won’t affect your tax and you can pull the money out of the offset at any times

Not many lenders offer an offset facility against an investment property, however Dream Financing has links to lenders who charge no fee or a nominal fee for an offset facility for your investment property loan.
